Semi-detached house
More commonly known as Semi-Ds, this type of house links two houses together on one side. The two houses share one building with a wall dividing them in the middle.
On the other side and back of these houses is open space for a lawn or a garden.
Semi-Ds are widely popular in Malaysia as it serves as an individual property with a touch of greenery on the side for the families to relax and unwind during their leisure time.

Zero-lot
Zero-lots are an upgraded version of the Semi-D. They are also detached houses but the building is positioned at one side of the land rather than in the centre like a Semi-D.
This is done so that there is more space for growing families to make room for a playground or a porch.

Cluster house
Cluster houses are yet another popular landed property type. These are designed in a way that links four houses together.
While Semi-Ds have open spaces in the back and the side, cluster houses have open space only at the side. The back and the other side of each house is linked to another house.
They are designed with lots of windows and side doors so that they preserve the privacy of each owner yet offer a friendly neighbourhood vibe as more families can live here together.
Another benefit of cluster houses is that they are more affordable than Semi-Ds and only slightly higher priced than terrace houses, making them suitable for middle income earners.

Terrace house
If you’re a budget buyer, then it’s best to choose a terrace house. This particular model of houses stand side by side in a long row sharing a wall on each side.
These houses can be single, double or even triple storey depending on how the developers designed them.
At the end of these terrace houses, there is usually some extra space which can be turned into a garden for the families to enjoy.

Superlink house
If you like the idea of a terrace house but want more open space, then a superlink house may suit you better.
These are larger terraced houses with a wide front space of approximately seven metres or more. Of course, such houses are more expensive than terrace houses but still cheaper than Semi-Ds.

Townhouse
The townhouse is a new concept in Malaysia where a multi-storey house is shared by two or more owners.
They are also built in a row and look exactly like terrace houses from the outside but the inside design is different.
The houses are three or four storeys where the upper and lower units are accessible from the ground floor. Each house is divided and sold as two units so you can enjoy a single or double conjoined floor.
This type of house has a strata title and is more reasonably priced than terraced houses.

Bungalows
If you wish to buy a house with more privacy and space, then you can own a bungalow. They are independent buildings with many rooms and can be as large as 464 sqm (5,000 sqf).
These are more expensive than all other landed properties as you get all the space for yourself and do not have to share the house or the extra expanse of land with anyone else.
